Your chimney takes more weather than any other part of the roof

A chimney stack stands proud of the roof, open to wind and rain on every side, so it is often the first place a roof starts to fail. Mortar joints wash out, the sloped flaunching that holds the pots cracks, and the lead flashing where the stack meets the tiles lifts or splits. Left alone, water tracks down inside the brickwork and shows up as damp on a chimney breast.

We repoint brickwork, renew flaunching, fit new pots and cowls, and replace the lead flashing and soakers around the stack. Where a stack is leaning, badly cracked or loose at the top, we take it down to sound brickwork and rebuild it. If the fireplaces below are no longer used, a vented cap keeps the rain out while still letting the flue breathe.

Because most chimneys cannot be seen properly from the ground, we start with a free drone inspection. You see close footage of the pots, the flaunching, the pointing and the flashing, which tells us whether a few repairs will do or whether the stack needs more serious attention, all before any scaffold goes up.

Chimney repair questions answered

What are the signs my chimney needs repairing?

Look for damp or staining on the chimney breast inside, bits of mortar in the guttering, pots that look loose or tilted, and lead flashing that has lifted away from the brickwork. A stack that leans or has cracks running through it should be checked soon. From the ground you rarely see the full picture, which is why we use a drone to inspect it.

Can a leaning chimney be repaired, or does it need rebuilding?

It depends on why it leans and how far. Years of weather and flue gases can attack the mortar on one side more than the other, and once a stack starts to lean it rarely corrects itself. If the brickwork is sound and the lean is slight, repointing and new flaunching may be enough. If it is cracked or unstable, we take it down to solid brickwork and rebuild it.

Should I cap a chimney I no longer use?

Capping a disused chimney stops rain, birds and debris getting into the flue, which helps prevent damp on the chimney breast inside. We fit a cap that still allows some ventilation, because a completely sealed flue can trap moisture. If you might use the fireplace again one day, tell us and we will suggest a cap or cowl that suits.

How long does chimney repair work take?

Repointing and new flaunching on a typical stack is usually one of the quicker roofing jobs once the scaffold is up. Rebuilding a stack or renewing all the lead around it takes longer, and mortar work needs dry, frost-free weather to cure well. We give you a realistic idea of the timescale on your written quote.
