One sheet, very few joins: how an EPDM roof keeps water out
EPDM is a synthetic rubber membrane that arrives on site in large sheets, so on most domestic roofs the whole surface can be covered in one piece. It is bonded to the deck with adhesive, turned up at the walls and finished with purpose-made trims at the edges. With no seams running across the middle of the roof, there are far fewer weak points where water could find its way in.
We are certified installers of RubberCover EPDM, and a rubber roof suits clean, simple shapes best: rear extensions, garages, dormers and larger flat roofs on commercial units. The membrane stays flexible in cold weather and copes with the slight movement every building goes through, so it is less inclined to crack than older coverings. It is laid cold with adhesive rather than a torch, which is useful on roofs close to timber cladding or fascias.
Looked after, a rubber roof gives a long working life. That care is simple: keep outlets and guttering clear, keep foot traffic to a minimum, and have any damage from falling branches or careless work patched with a matching EPDM repair. We take time over the preparation, because a smooth, clean deck and well-bonded edges are what let the membrane last as it should.

See your roof from above before you decide
Most roof problems cannot be seen from the garden. Our drone survey gives you clear pictures of the tiles, ridge, valleys, chimney and guttering, so you can see the damage we are talking about and understand why the work is needed.
It is free and there is no obligation. If the roof is sound, we will tell you so. If it needs work, the images sit alongside your written quote, and they are useful if you are making an insurance claim for storm damage.

Why choose Especially Roofing for rubber roofs?
What affects your rubber roof quote?
Every roof is different, so we price your job after looking at it, usually with a free drone inspection first. These are the things that make the biggest difference.
Roof area and sheet size
Larger roofs need more membrane and adhesive, and a roof wider than one sheet needs a bonded seam, which adds time and detail.
State of the decking
Rubber needs a smooth, sound surface, so a deck that is rotten, uneven or damaged by old leaks has to be replaced first.
Penetrations and details
Soil pipes, rooflights, lanterns and wall abutments each need formed corners or flashings, so a busy roof takes longer than a clear one.
Insulation upgrade
Turning the roof into a warm roof with insulation boards above the deck adds materials and raises the edge height, which can affect the trims.
