Concrete or clay, interlocking or plain: getting the tile right for your house

Most houses in and around Hull are covered in one of two kinds of tile. Concrete interlocking tiles are large, overlap at the sides and are common on post-war semis and newer estates. Plain tiles, in clay or concrete, are small, laid double-lapped and found on many older terraces and villas. Each needs its own batten gauge, fixings and ridge detail, so we start by identifying exactly what your roof has.

Re-tiling is the right call when the tiles themselves are spalling, laminating or have lost their nibs, or when the battens and felt beneath them have failed. Where the tiles are still sound and the trouble is local, we replace individual tiles instead, sourcing a matching profile and colour from current ranges or reclaimed stock so the repair does not stand out from the rest of the slope.

On every tile roof we look closely at the ridges. Mortar-bedded ridges crack and loosen with age, while a dry ridge system fixes each ridge tile mechanically, with no mortar to wash out. Some owners prefer the traditional look of mortar on an older house, and that is a fair choice too. We will explain which suits your roof and set it out in the written quote.

See your roof from above before you decide

Most roof problems cannot be seen from the garden. Our drone survey gives you clear pictures of the tiles, ridge, valleys, chimney and guttering, so you can see the damage we are talking about and understand why the work is needed.

It is free and there is no obligation. If the roof is sound, we will tell you so. If it needs work, the images sit alongside your written quote, and they are useful if you are making an insurance claim for storm damage.

Pricing

What affects your tile roof quote?

Every roof is different, so we price your job after looking at it, usually with a free drone inspection first. These are the things that make the biggest difference.

01

Tile type

Concrete interlocking tiles cover a roof quickly. Clay plain tiles need far more tiles per square metre and more time to lay.

02

Matching availability

A tile still in production is simple to match. A discontinued profile may need reclaimed stock, which can take time to find.

03

Ridge and verge finish

Dry ridge and dry verge systems and traditional mortar finishes differ in both materials and labour.

04

Extent of the work

Replacing a handful of tiles, one slope or the whole roof are very different jobs, and the scaffolding needed changes with them.

FAQs

Tile roof questions answered

When does a tile roof need re-tiling rather than repair?

If only a few tiles are broken, replacing them is sensible. Once tiles are flaking across the roof, slipping in many places, or the battens and felt beneath have failed, repairs stop holding and re-tiling becomes the better use of your money. The drone inspection lets you see the condition of each slope before we recommend anything.

Can you match my existing tiles?

In most cases, yes. Many concrete interlocking profiles are still made, and clay plain tiles come in a wide range of colours. Where a tile has been discontinued we look for reclaimed stock or the closest current match, and if an exact match is not possible we will say so plainly before any work starts.

Is a dry ridge better than a mortar ridge?

A dry ridge fixes each ridge tile mechanically, so there is no mortar to crack and wash out, and it needs little upkeep. Mortar ridges are the traditional finish and suit some older houses better visually. Both last well when installed correctly. We will talk through the options for your roof and note the chosen finish on the quote.

What affects the cost of re-tiling?

The size and pitch of the roof, whether you choose concrete or clay, how easy the tiles are to source, the ridge and verge finish, and the scaffolding required all play a part. The written quote sets each of these out separately, so you can see where the money goes and nothing is left vague.

How do I arrange a quote for tile roof work?

Start with a free, no-obligation drone roof inspection. It gives you a clear visual report of the tiles, ridges and valleys, and from it we prepare a free written quote. Guarantee details are confirmed on that quotation, and you are under no pressure to go ahead.
