Slate lasts for generations when the nails and battens holding it are sound
Natural slate is one of the longest-lived roof coverings there is, which is why many Victorian and Edwardian terraces around Hull still carry their original slates. What usually fails first is not the slate but the iron nails holding it, which rust through and let slates slide out of place. Man-made fibre cement slates are lighter and more uniform, and suit newer houses or roofs where budget matters more than heritage.
Re-slating is the right call when many slates are slipping at once, a sign the nails have corroded across the roof, or when the battens beneath have rotted. Sound natural slates can often be stripped, sorted and reused alongside matched reclaimed ones.
