Spray foam can hide the roof a surveyor needs to see
Spray foam insulation was sold to many homeowners as a quick answer to draughts and slipping tiles. The difficulty is that it covers the rafters, battens and the back of the tiles completely, so nobody can see their condition. Some mortgage lenders and surveyors are now cautious about homes with spray foam, and it can become an issue when you sell, remortgage or release equity.
There is also a moisture question. Depending on the type of foam and how it was applied, it can restrict ventilation and hold condensation against the timber, which over time raises the risk of rot. That does not mean every foamed roof is damaged, but until the foam is off there is no way to know. Removing it lets the roof be judged on what is actually there.
We strip the foam from the underside of the roof working from inside the loft, taking care not to damage the timbers, then clean back the rafters and battens so they can be inspected. We photograph what we find, giving you a record to pass to your surveyor. If tiles, battens or felt need attention afterwards, we can re-felt or re-roof, and we explain what the roof needs rather than assuming the worst.

See your roof from above before you decide
Most roof problems cannot be seen from the garden. Our drone survey gives you clear pictures of the tiles, ridge, valleys, chimney and guttering, so you can see the damage we are talking about and understand why the work is needed.
It is free and there is no obligation. If the roof is sound, we will tell you so. If it needs work, the images sit alongside your written quote, and they are useful if you are making an insurance claim for storm damage.

Why choose Especially Roofing for spray foam removal?
What affects your spray foam removal quote?
Every roof is different, so we price your job after looking at it, usually with a free drone inspection first. These are the things that make the biggest difference.
Area and depth of foam
A loft sprayed across every slope takes longer than a few patches, and a thick closed-cell layer is slower to remove than a thin coat.
Loft access and headroom
A small hatch, low headroom or a loft full of stored items slows the work and may need more preparation.
Waste removal
The foam comes away in bulky quantities and has to be bagged, carried down and disposed of correctly.
Work needed afterwards
If the timbers, battens or felt underneath need repair, or the roof needs re-felting, that is quoted as a separate stage.
